Port Royal, Beaufort, SC's sister town, has been one of the true real estate dynamos of Northern Beaufort County in recent years.

With plans in place to redevelopment about 50 acres of property along the deepwater of Battery Creek, Port Royal seems like an area ready to launch a real estate renaissance.

In 2010, a Charleston developer signed a deal to purchase the Port or Port Royal, a deal which real estate observers believe could will help reignite excitement and urgency in the local real estate market. The Beaufort Gazette recently named this deal as the top news  story of 2010.

In terms of real estate, the Town of Port Royal has been in growth mode in recent years, annexing it's way out of its old downtown corridor along Paris Avenue, and up into the Shell Point area. This annexation brought the town's more liberal development standards to the Shell Point area, and has been critical to the development of successful communities like Wright's Point, Picket Fences, Willow Point, Old Shell Point, and Carolina Village.

As of Jan. 4, there were 96 homes listed for sale in Port Royal, with a median asking price of $200,000.

Among the exciting new projects in Port Royal is a string of three new homes which is part of the new, Phase II of Wright's Point Plantation, one of Port Royal's premier waterfront communities. Available homes in Wright's Point range from about $400,000 to more than $500,000, on interior homesites. Deep-water homes, along Battery Creek, could command in excess of $1 million.

Richard Ratcliff of Ratcliff Homes says the new, single-story homes are the first three of 20 planned for Phase II.

"These homes are reminscent of the smaller, very well-built cottages you might have found years ago in Charleston and Savannah. We have added touches like antique pine floors, stone showers, and granite countertops," said Ratcliff, who is a member of the Southern Living Custom Builder program. Traffic has been steady at the new cottages.

These "neo-traditional" homes are in the $250,000 range, with each having three bedrooms and two baths. Neo-traditional is a popular Lowcountry, in which new homes are designed to feel like popular coastal homes of the early 20th Century.
