I am excited as this is one of the best homes on Cat Island, and the listing agent did a great job pricing the house.

Going With the Highest Bidder...

I understand why sellers would want to list their home an agent, because that agent happens to be the one who provides the highest recommended list price. After all, who doesn't want to maximize their investments? Going with the "highest bidder" is not sound selling strategy, though.

A year and a half ago, I went on a listing appointment at an older home on Lady's Island, one of Beaufort's great residential areas.

Because I have so many clients ask are past market statistics, here we are going to give a retrospective view on October 2010 vs 2009.  Here goes the wayback real estate machine.

Opportunities continue to abound for buyers interested in the Beaufort, SC real estate market, but October saw many of these buyers refuse to get off the fence.

Despite the continuing combination of low interest rates, and a very high affordability index in the Beaufort area, October was a month of frustration for many involved with the Beaufort, SC, real estate market. Compared with sales figures from October 2009, sales and pending contracts were down in October 2010, according to statistics provided by the Beaufort County Association of Realtors (BCAR).

Most visitors to Beaufort tend to enjoy our downtown area, including the quaint shops and restaurants along Bay Street, and the Henry C. Chambers Waterfront Par.  Land's End is a little harder to find, even though it is less than 30 minutes from downtown Beaufort.  Land's End is less of a destination than some of our other areas, and not a place you are likely to stumble upon.

Activity breeds activity, and nowhere is that more evident in real estate. New construction is a sign of a healthy development. When you ride through a neighborhood with lots of vacant homesites, but no ongoing construction, watch out. Certainly, Beaufort has seen some developments flame out since 2006, when our real estate market began to slow.
