If a home design team were to try and create a camellia-studded mini-estate, with a French flair, in the heart of a charming coastal town, SC,  they might do something like 760 Ribaut Road, a fantastic home in downtown Beaufort, SC. The home was just listed for $649,000.

760_ribaut_road_beaufort_sc_29902This four-bedroom, three bath home was built in 1950, and almost totally renovated in 2003. 760 Ribaut Road is located on Ribaut Road, one of downtown Beaufort's best residential addresses. The 1.2 acre homesite explodes with hundreds of camellias in the spring time. The trees are spectacular, and the landscaping is among the best you'll find in downtown Beaufort.

With more than 2500-square feet, the home was designed for both outdoor and indoor living.

While researching land opportunities for a buyer-client, we have really been turning up some 5-star opportunities. In addition to our own research, we solicited ideas from members of the Beaufort Country Association of Realtors, and were really blown away with some of the opportunities which have surfaced.

Take Lady's Island, for instance. Waterfront homesites overlooking Factory Creek and the Intracoastal Waterway sold in the $300,000 just a few years ago. Now, there is one available which can be had for $199,000, and this would include 53 feet of slip space at the Lady's Island Marina, right across the Intracoastal Waterway from downtown Beaufort. Although located on Lady's Island, this property is a leisurely walk to Bay Street in downtown

Centrex has announced numerous price reductions within the new construction community of Shadow Moss.  Priced in the low to mid 200s, these might be the best value in Beaufort.  With shopping, the Town of Port Royal and beaches so close, expectations are that these will sell quickly.  If these peak your interest, contact us for a showing at your earliest convenience.

With the the fist six months of 2009 behind us, I thought it was a good time to compare this year's home sales to 2008 sales in the same period.  As most of us know, 2008 was considered to be one of the worst real estate years on record.  So how does 2009 stack up?  Unfortunately, 2009 numbers paint a not-so-pretty picture.  While the most obvious numbers are down, I believe there are some positive signs.

In 2009, total residential closings are down 20% from 2008.  Last there were 447 sold from January through June compared to just 355 in 2008.  Even Beaufort's best selling community in 2008, Dataw Island, is down from 16 to 6 sales (though 6 are currently pending).  But not all is as bad as as the data indicates.  One statistic I found positive was that

When moving to a new area such as Beaufort, it's important to find a neighborhood that welcomes you.  Having activities to do, meeting new friends easily, a sense of community are qualities that help newcomers fit into their new surroundings.  In this blog I am going to detail what I feel are the three best subdivisions for moving to the Beaufort SC area.

  1. Cat Island - This is my hands down favorite choice for newbies.  The community of Cat Island offers a multitude of amenities that can keep even the most active household calendar filled, along with some of the friendliest people in town.  The list of things to do include swimming at the pool, tennis, golf, fishing, boating and great food at the British Open Pub.  The Pub also has events such as "Wild

Battery Point Beaufort SCHello Everyone.  The plan was for me to write a small blog once a week to keep some reading material on the board.  That is still the plan, but at a Realtor event last week I got to see a home I had not seen before.  Located in Battery Point, 25 Brisbane Drive was the location of the event. Being in Battery Point I knew the home would be nice.  I was just surprised at how nice.  With all the doom and gloom you start to expect every home on the market to be overpriced.  For the price, I thought 25 Brisbane was one of the better bargains I had seen on the market.  If you are in the market, like Battery Point, and what to view a nice home, check out 25 Brisbane Drive in Battery Point.  And no, it's not my listing.  When I see a sweet home I like to pass it

Lowcountry Properties websiteMy name is Todd Covington and I would like to welcome you to my new website, .  After years of hard work, research, and waiting for my wife to graduate from MUSC in Charleston, I finally launched Lowcountry Properties.  I am very proud of how the site turned out, and hope home buyers and sellers will find it to be the ultimate resource when exploring the Beaufort, South Carolina real estate market.

My first job as a real estate agent was at Coldwell Banker Latorre in Charleston, South Carolina.  As many know, starting a career as an agent is no easy task.  Those outside the world of real estate might not realize, but 95% of real estate agents quit and move on to other careers within the first year.  Why?  Because acquiring
