Downtown Beaufort SC Real Estate Overview

When many would-be buyers consider purchasing a home in downtown Beaufort, their thoughts tend to turn to older, historical homes.

And, to be sure, historic downtown Beaufort has homes which date to the early 1700s. But there is much more to the downtown Beaufort, SC real estate market, whether you are looking for a Antebellum mansion, or a condo.

There are currently more than 100 homes on the market in the downtown Beaufort area, from a $38,295 home which needs work, to a completely renovated, 4000-square-foot plus mansion in the Old Point that is listed for more than $3.2 million. The Old Point is the most historical area of downtown Beaufort.

The city of Beaufort's limits wind several miles outside of what most consider to be the "downtown" area. To the real estate community, though, downtown Beaufort is comprised of several areas within close proximity to the town's well-known Historic District.

The beauty of living in downtown Beaufort is the proximity to the wonderful shops and restaurants in and around the Historic District.

The Old Point may be Beaufort's best-known neighborhood. This picturesque area has been selected as  the filming location for movies such as The Big Chill, The Great Santini and The Prince of Tides. One of the great features of the Old Point is that there are small, two-bedroom cottages located right next door to large mansions.

Once you travel out of the Old Point, you are in the Old Commons, an area which features both renovated homes, and properties in need of TLC. The Northwest Quadrant, an area which is rife with opportunity for those seeking a "fixer upper" in a great location.

The Hundred Pines/Hermitage neighborhood is another terrific downtown Beaufort neighborhood. Like so many Beaufort communities, Hundred Pines/Hermitage has spectacular waterfront homesites.

Pigeon Point is a quaint neighborhood which is not in the Historic District, but is very much a downtown neighborhood. As is the case with much of downtown Beaufort, homes range from small, interior cottages, to larger homes on the water.

There are also condominium options, including a little-known condo complex in the Old Point. There is real opportunity here. Condos which once sold for upwards of $350,000 are now available for $215,000, right in the heart of the Old Point!!

Those searching for a low-maintenance condo might also consider Barnwell Bluff, a Pigeon Point development which overlooks the Intracoastal Waterway.
