Just this Wednesday one of the prettiest homes in Walling Grove Plantation, 112 Old Plantation Dr., was listed in the Beaufort MLS.  I remember visiting this house in 2005 when construction had just been completed and thinking how nice it was.  If the current listing pictures are any indication, the current owners have kept this house in top condition.

Open floor plan, gorgeous crown molding, upgraded lighting fixtures, 1.3 acre yard, privacy fence, front and back porches, vaulted ceilings, two (Yes two!!!) master suites, and salt water pool are just a few reasons why I consider this one the best homes in Walling Grove. beaufort_sc_waterfront_park_550Lady's Island South Carolina has seen a huge decline in new home construction in the past 4 years.  In one of the best real estate years in history, 2004, Lady's island had 204 building permits issued in 2004.  In 2008 only 52 single family residential building permits were issued which comes to a 75% decline.  

These numbers are no big surprise as exsisting home have had trouble selling.  Current homes have seen a 7% decrease in price since 2006.  While those numbers seem bleek, the National Association of Realtors reported on Tuesday that Febuary homes sales took an uexpected jump of 5.1%.  The rise was attributed to forclosure and distressed sales.  Even so, this means exsisting homes are slowly being bought up.

boat_900 For a short blog tonight, I thought I might keep everyone up to date on what has happened so far on the Lady's Island SC real estate scene in 2009.  When I put this chart together I was a little surprised at how few homes had actually sold so far this year.  Because closings take anywhere from 20-90 days, the low number are a direct reflection on how slow the end of 2008 was.  While the market is not booming, there is no doubt the amount of buyers looking to buy a home is picking up dramatically.  Most of my peers are busier and I personally have noticed a dramatic increase in website traffic.  Currently, there are 18 homes under contract and you can bet your bottom dollar that will double by March.  Low rates, homes prices SLOWLY coming down, and every
