We are seeing more and more properties in the Beaufort and Lowcountry area that have that wow factor. A home or homesite possesses the wow factor when it is listed -- or sells for -- a price which you just wouldn't have imagined a few years ago.

For instance, earlier this week, a 3000-plus square foot tidal creek home on Lady's Island, one of Beaufort's best residential areas, went under contract for less than $525,000. Just a short while ago, this Pleasant Point home would have been likely listed in the mid-$700,000-range. When moving to a new area such as Beaufort, it's important to find a neighborhood that welcomes you.  Having activities to do, meeting new friends easily, a sense of community are qualities that help newcomers fit into their new surroundings.  In this blog I am going to detail what I feel are the three best subdivisions for moving to the Beaufort SC area.

Cat Island - This is my hands down favorite choice for newbies.  The community of Cat Island offers a multitude of amenities that can keep even the most active household calendar filled, along with some of the friendliest people in town.  The list of things to do include swimming at the pool, tennis, golf, fishing, boating and great food at the British Open Pub.  The Pub also has events such as "Wild

117_dolphin_point_dr._330 Listen, I know the market is down and home prices are falling, but this week a house on Cat Island was relisted at a price even I couldn't believe.  117 Dolphin Point Drive hit the Beaufort MLS listed at an unbelievable $399,900.  For those who are not familiar with Cat Island, the Dolphin Point area is extremely nice and generally priced a little higher than other areas of the island.  In three years of watching the MLS, this is the first time I have ever seem a home on Dolphin Point listed under $400,000.

The original listing date for this property was in May of 2008.  The price (get ready to be shocked) $649,000.  From the original price, reduction is 38%.
