When Your Beaufort SC Real Estate Opportunity Knocks, Be Ready To Move

So, you are looking for a really nice house in a great neighborhood, for under under $500,000, in Beaufort, SC. And you want it on deep water? Really?

The great thing about a blog is that we can be blunt, and say the kind of direct things that need to be said, but that sometimes make for uncomfortable conversations when a Realtor talks with his buyers and sellers. Blogs are a great opportunity to "get real" about real estate in Beaufort, SC. We can say what needs to be said, without worrying about offending anyone.

The issue with this not-so-fictitious property search (stay with me) for a nice house on deep water in a great neighborhood -- for under $500,000 -- in Beaufort, SC is that just about everybody in the world is looking for this as well.

And among all the people that are looking for this type of property in Beaufort, SC, there are a handful of people ready to move on the property immediately. And when I say immediately, I mean within 24 hours notice, maybe less, and maybe even sight unseen. Some opportunities are that good.

That is what happened yesterday in Wright's Point Plantation, one of Beaufort's best waterfront neighborhoods, where a once-in-a-decade real estate opportunity arose. A bank listed a foreclosure home for $475,975.

Just to put things in persective, the median asking price for deep-water homes in Beaufort, SC as of tonight, March 17, is $975,000!!

Wrights Point homeThe median asking price for deep-water homesites is $449,000......and there's no house!!!!

And, make no mistake, friends, this home in Wright's Point Plantation home is no dive. It's no "handyman" special. No sir. It is an absolute showplace -- Upgrades like you wouldn't believe. And it sits on Battery Creek, one of Beaufort's best waterways. The location is a "10," in Port Royal, just minutes from historic downtown Beaufort, SC.

I called the listing agent this morning because she had only put two pictures on the property listing, and I had a buyer who wanted more. The listing agent informed me that there was already an offer on the table, with more to come, and there was just no time -- and to be frank, no good reason -- to bother with more pictures.

An associate of mine had a buyer-client fly down from another part of the state to view the home, and then wrote an offer this evening.

This is what happens when that dream buying opportunity arises. People go nuts, and a handful of people jump all over it. Are you ready to go, when your real estate opportunity arises.
