I am excited as this is one of the best homes on Cat Island, and the listing agent did a great job pricing the house.

31_sheffield_ave._640For potential buyers who are interested in living on Cat Island, a new home listing has just hit the market.  31 Sheffield Ave was listed just listed today (Nov 23rd).  The price is at a fair $322,500.  I currently live on the island and love the location of this home.  While the setting is secluded, finding your way to the pool, tennis courts, British Open Pub and golf is only a short stroll down the street.  Here you will find very little traffic as Sheffield is the last turn off the Island Causeway.  Here are some other details about the house:

cat_island_sc_real_estate_1280 Today I'll break down some of the active listing numbers on one of the more popular communities in Beaufort SC, Cat Island.  So far in 2009 only one home has sold in the neighborhood, and it was priced at $359,000.  Looking at the current houses under contract, you will see a trend that seems to be universal in today's market:  lower end homes are what's selling.  High end properties are nowhere to be found in most market reports I do.  My prediction is you won't see Luxury properties selling again until Spring 2010.

Out of the 3 homes under contract, 2 are in Olde Tabby Park and one is in the Dolphin Point area.  For the rest of 2009 you can expect homes in Olde tabby Park to see to see the most activity as prices are generally on the lower end on the

117_dolphin_point_dr._330 Listen, I know the market is down and home prices are falling, but this week a house on Cat Island was relisted at a price even I couldn't believe.  117 Dolphin Point Drive hit the Beaufort MLS listed at an unbelievable $399,900.  For those who are not familiar with Cat Island, the Dolphin Point area is extremely nice and generally priced a little higher than other areas of the island.  In three years of watching the MLS, this is the first time I have ever seem a home on Dolphin Point listed under $400,000.

The original listing date for this property was in May of 2008.  The price (get ready to be shocked) $649,000.  From the original price, reduction is 38%.

I have great news for those looking to buy a home in Cat Island in Beaufort SC.  11 Governor's Trace has been reduced to $524,999. My original blog for this home saw the most hits ever, and I hear the house is starting to get showings, as the home buying season moves into high gear.  If considering purchasing a home on Cat Island SC, I highly suggest you check this one out.  And no, I'm not the listing agent.  It's just a great house and my personal favorite in the Olde Tabby Park section of the area.

To everyone who believes that the Beaufort County Board of Realtors MLS is the only place to find a home in Beaufort SC, check out this Cat Island SC home I found on eBay.  Earlier this week I was searching eBay for property and stumbled upon a home for sale only 5 doors down from me.  66 National Blvd was previously listed on the Beaufort SC MLS but after a try with a local Realtor, the home owner has decided to give it a try on eBay.  Actually, I think it's a pretty good idea.  A better idea might be to have it in the MLS, eBay, and a few other locations too.

Personally, I think this is one of the cutest homes in Olde Tabby Park.  My wife and I live a few doors down, and always comment on how cute it is.  Previously listed at over $500,000,
