Now, this is how you make your money in real estate -- Buy low, sell high, and then buy back into the market again at a low price.

As I was perusing Beaufort real estate data the other night, I came across a homesite in Habersham which I helped an owner sell in 2005 for $400,000. Habersham is located at the confluence of Habersham Creek and the Broad River, and features perhaps the best amenities package in Beaufort. The developers of Habersham are creating a true, self-contained community, with a town center complete with restaurants, shops and businesses.

This particular seller I represented on this Habersham homesite had purchased the property in 2001 for $110,000. So he did very well the first time around.

This homesite is now available for $249,000, $151,000 less than the gentleman sold it for in 2005. And that is the asking price. It is safe to assume in this market place that there is some negotiating room built into this price.

I am not suggesting this man buy the same property again, but I am saying there are historic buying opportunities available right now for folks looking to invest in the Beaufort, SC real estate market, particularly when it comes to raw land.

Did you know you can buy a deep-water homesite in a neighborthood, Carolina Shores, for under $250,000? Did you know you can purchase a deep-water homesite right now on the Whale Branch River, one of best waterways in Northern Beaufort County, for under $300,000?

Did you know that a homesite in Habersham which had been listed for just under $400,000 a few years ago sold in 2010 for $100,000?
