hunting_island_state_parkOne of the best friends a Beaufort, SC Realtor has is Hunting Island State Park. Talk about a sales tool. Located about 20 minutes east of downtown Beaufort, SC, Hunting Island sports three miles of some of the most unique beach you'll find anywhere in the world.  The maritime forest extends all the way to the beach area. In fact, the terrain of the park is so  unique that it has doubled for Asian jungle scenery in films such as "Forrest Gump" and "The Jungle Book."

So, we Realtors are very happy to be able to offer this incredible amenity to anyone thinking of either moving to the Beaufort area, or just in town for a visit.

Battery Point is one of the terrific neighborhoods in Beaufort, SC. Developed in the mid-1990s, Battery Point is one of the "neo-traditional" neighborhoods which flourished in Beaufort during this time period. Newpoint, Habersham, and Broad Street are other examples of this type of development, which captures the cultural rhythm and architectural style of early 20th Century coastal towns like Beaufort and Charleston.

While researching land opportunities for a buyer-client, we have really been turning up some 5-star opportunities. In addition to our own research, we solicited ideas from members of the Beaufort Country Association of Realtors, and were really blown away with some of the opportunities which have surfaced.

Take Lady's Island, for instance. Waterfront homesites overlooking Factory Creek and the Intracoastal Waterway sold in the $300,000 just a few years ago. Today we will take a comparative look at single family properties sold in Beaufort for the month of October 2009 and 2008. This will be a tough blog for me becuase, to be honest, there isn't a whole lot to take from comparing the past two Octobers. Even so let's take a look. I'm posting these numbers for those who don't have access. Total completed sales are very close with 66 this year compared an almost identical 64 closings last year. While these seem to represent parallel conditions, there was something I noticed.

Looking a bit deeper into the numbers, I did find a change that bodes well for buyers. Take notice of the difference in average list price vs. sold price for the two years. It seems that sellers are coming to grips with how bad the real

Just this Wednesday one of the prettiest homes in Walling Grove Plantation, 112 Old Plantation Dr., was listed in the Beaufort MLS.  I remember visiting this house in 2005 when construction had just been completed and thinking how nice it was.  If the current listing pictures are any indication, the current owners have kept this house in top condition.

beaufort_historic_foundation_295This coming weekend will be a wonderful chance for those who are interested viewing in some of Beaufort's most acclaimed architecture and grounds.  The Historic Beaufort Foundation's annual "Fall Festival of Houses and Gardens” will be Friday, Oct. 23rd thru Sunday, Oct. 25th.  On tour will be historic antebellum, Victorian and early 20th century sites.  Here are schedules, descriptions and cost of each tour.
